Step 1 – Buyers Profile & Suburb Report
(Your First Report Complimentary)
Our first goal is to create your buyer’s profile so that we may further discuss in detail your wants and needs. We then tailor an initial suburb assessment report for your desired suburb with all the available properties to suit your requirements, along with any relevant amenities and school zones.
Step 2 – Detailed Property Report & Authority to Act
(Cost $450 ex-GST per. property)
Once we identify your suited property; we can then provide you with a further comprehensive report including a current market sale & rental appraisal, previous property sale records (if applicable), and the relevant list of comparable properties sold. This report will also provide an assessment and breakdown of any available sale documents including an in-depth review of the special conditions & confirmation for any property easements / restrictive covenants / mortgages or encumbrances (i.e. any hidden issues or deal breakers!). At an additional charge we can also engage a trusted building and/or pest inspection team to provide a detailed findings report.
Step 3 – Purchase Engagement
(Cost $550 ex-GST per. property)
If the property suits your requirements and intended budget, we can then get to work on achieving favourable purchase terms/conditions and negotiating the best possible buy price for you. Once all parties agree, we will act with limited power to negotiate, bid and sign on your behalf. This purchase engagement cost is completely refundable upon settlement of the same successful buy!
*The purchase engagement agreement cost is exclusive of any set auction attendance fees.
Commission Tiers & Fees
(payable within 30days of signed purchase agreement &/Or as agreed in Buyers Authority to Act)
➢ 1.5% of purchase price up to $599,999
➢ 1.35% of purchase price between $600,000 and $799,999
➢ 1.4% of purchase price between $800,000 and $999,999
➢ 1.2% of purchase price between $1,000,000 and $1,299,999
➢ 1.3% of purchase price between $1,300,000 and $1,799,000
➢ 1.5% of purchase price above $1,800,000
*Fixed auction attendance fee of $550 ex-GST per
